Reselling your shared ownership home

You’re free to sell your home at any time, whether you fully own it or still pay rent on a portion. If your share has gone up in value, any profit from your share is yours to keep. If you’ve bought 100% of your home, you can sell it on the open market just like any other property.

If you haven’t staircased to full ownership, your lease will outline specific conditions for selling. Typically, the property must be offered to other shared ownership buyers for a set period through your housing provider. However, MTD waives this requirement, allowing you to proceed with the sale without that restriction.

The five steps to reselling

Step One
Request to sell – complete the Request to Sell form below or on My MTD Home

Step Two
RICS valuation

Step Three
Finding a buyer – you will appoint your chosen estate agent to undertake the marketing and sale of your home at the market value reported by the RICS valuer

Step four
Progressing to a sale – once all required documents have been reviewed and approved, confirmation will be sent to you through your estate agent. At this stage, MTD Housing will instruct our legal team and request the Memorandum of Sale, while you formally appoint your solicitor to progress the transaction.

Once you’ve submitted the form…
We’ll arrange for your property to be valued by a RICS-accredited surveyor.

You can work with your chosen estate agent to arrange viewings and gather the information needed to assess and approve a potential buyer.

After a buyer has been found, you’ll work together with them and MTD Housing to complete the required paperwork and respond to any enquiries, leading up to the agreed completion date.

If there are joint owners, each person should complete and submit their own form.

Sale Conditions

Before confirming your request to sell your property, please review our Terms and Conditions of Business:

  1. In line with your lease agreement, MTD Housing holds sole nomination rights for your home for a reasonable period (typically eight weeks) once marketing begins. MTD Housing may waive this right. I/We understand that it is our responsibility to manage the sale of our home, including finding a buyer through our chosen estate agent. Rent and service charge payments must continue until completion. If any arrears exist, MTD Housing reserves the right to deduct these from the completion funds.
  2. Please review your valuation report carefully, as your estate agent will use it to market your property.
  3. I/We acknowledge that the sale of the property does not include any fixtures, fittings, or furniture.
  4. If these items are to be sold, I/We agree to negotiate their price directly with the buyer.
  5. I/We understand that estate agent fees are our responsibility and will be payable upon completion of the sale.
