If you live in a flat…
If you’ve purchased a new-build flat, it may still be covered by a Defects Liability Period. Your solicitor will be able to confirm whether this applies to your home.
For properties that are more than two years old, it’s likely that the Defects Liability Period has already ended. In this case, as the homeowner, you’ll be responsible for all repairs within your property. You’re free to choose your own contractors and complete works to your own standards – no approval from MTD is required.
As you live in a flat, MTD or the freeholder will continue to manage repairs in communal areas, either directly or through an appointed Managing Agent. Communal repairs can be reported via MTDH Management or Pinnacle, ensuring they are directed promptly to the relevant team for resolution.
If you live in a house…
Your solicitor will confirm whether your home is still covered by a Defects Liability Period. If you’ve purchased a new-build property, this period may still apply. However, if your home is more than two years old, it’s likely that the Defects Liability Period has ended.
Once the period has expired, as the homeowner, you’ll be responsible for all repairs within your property. You’re free to choose your own contractors and carry out works to your preferred standards – no approval from MTD is required.
If your home is located on an estate managed by MTD or a Managing Agent, you can report any issues with communal areas via MTDH Management or Pinnacle, ensuring they are directed promptly to the relevant team for resolution.

You can decorate your home however you like. However, you’ll need our permission before making any major alterations.
