Why annual checks are important
It’s crucial that your boiler, meter, cooker, and other gas appliances are inspected and serviced every year by a Gas Safe Registered engineer. Poorly fitted or poorly maintained gas appliances can cause leaks, fires, explosions, and carbon monoxide (CO) poisoning.
CO is an invisible, tasteless, and odourless gas that can be deadly without warning. Common symptoms of carbon monoxide poisoning include headaches, dizziness, breathlessness, nausea, collapse, and loss of consciousness.

Who is responsible for checks?
If you’re a tenant
Your landlord is responsible for checking the gas pipework, heating, and hot water systems in your home. At MTD, we carry out these checks annually using Gas Safe Registered contractors, who will contact you to arrange a convenient appointment. After the inspection, you will receive a Landlord’s Gas Safety Record. Please contact us if you have questions about your annual gas safety check.
For your own gas appliances, you should also arrange an annual check with a Gas Safe Registered engineer. More information is available on the Gas Safe Register website, and you can set a reminder at StayGasSafe.co.uk.
If you’re a homeowner
Homeowners, including shared ownership residents, are responsible for maintaining gas pipework, heating, hot water systems, and appliances. These should be serviced annually by a Gas Safe Registered engineer. You can find qualified engineers in your area on the Gas Safe Register. Not carrying out annual checks may put you in breach of your lease agreement.
