We aim to keep the shared spaces around your home in good condition. This covers both the external grounds and any communal areas inside or around residential buildings.

Where MTD Housing is responsible
MTD Housing works in partnership with MTDH Management and the Pinnacle Group to help maintain communal areas across our homes and neighbourhoods. These partners support the delivery of services such as cleaning of shared spaces and maintenance of external grounds, helping to ensure that our communities remain safe, tidy, and well cared for.
Where a managing agent is responsible
In some developments, a managing agent is responsible for the upkeep of communal areas. In these cases, MTD Housing works closely with the appointed managing agent to monitor service standards and address any issues that may arise, ensuring that residents continue to receive an appropriate level of service.
Cleaning
- Cleaning windows located in shared areas
- Sweeping, mopping, and drying hard flooring surfaces
- Vacuuming carpets in communal spaces
- Removing marks and treating stains on walls where possible
- Wiping down doors, glass panels, and entrance screens
- Dusting and washing ledges, fixtures, and fittings
- Keeping bin storage areas clean
Outside areas: spring and summer
Routine grounds maintenance tasks include:
- Removing litter and general debris from outdoor areas
- Cutting grass, trimming edges, and keeping lawns neat
- Trimming and maintaining shrubs and hedges
- Removing weeds from paved areas, planting beds, and around hedges
- Ensuring pathways, walkways, and other hard surfaces remain clear and accessible
Outside areas: autumn and winter
Typical grounds maintenance activities include:
- Removing litter and other debris from outdoor areas
- Trimming and maintaining shrubs and hedges
- Keeping grass edges neat and well defined
- Clearing away fallen leaves
- Cutting back low-hanging tree branches where necessary
- Treating and removing moss from surfaces
Communal areas: fire safety
For the safety of all residents, shared and communal spaces should not be used to store any personal items, no matter how small.
